Rules, Regulations and Policies

The architectural regulations have been amended to reflect the following approved building materials and square footage requirements for residential structures built within SHELTER LAKES. Calculation of the square footage will include all finished living area, exclusive of porches, patios, balconies, terraces, decks, pools, breezeways and garages. Finished basement area is not to be included in the square-footage calculation.
a. 2,700 – 3,100 Square Feet. Homes are to be constructed using brick, stone or stucco on three sides.
b. 3,100+ Square Feet. Homes are to be constructed using brick, stone or stucco on three sides. If the design of the home is to include a side porch, then the home is only required to have brick, stone or stucco on at least two sides and approved siding will be allowed on the side-porch end of the home.
c. 3,200+ Square Feet. Homes in this square footage range may be constructed using aluminum, vinyl or wood siding. Aluminum or vinyl siding must be either 8” beaded or twin 4’s siding. Wood siding must be either 6” beaded or 6” German lap siding. Each home design must include a full country porch.
Only twenty-five year architectural shingles are to be used.
Only the approved Shelter Lakes mailbox design is to be installed.
A lamp post is to be installed in front of every residential structure.
a. Homes with brick fronts must have brick stoops and brick steps.
b. No split-foyer, split-level or contemporary style plans will be approved. All house plans must be colonial, Victorian or country in architectural style.
